Registration
We are registered with The Property Ombudsman.
Landlord Rental Appraisal
We can visit your property and offer recommendations in regards to
presentation, furnishings and guide prices for rental. This is without
obligation and charge.
A written market appraisal figure for legal and/or mortgage purposes is avalable at £125 plus VAT.
Service Guidelines
We aim to pay landlords within 48 hours of receiving the monthly rent amount (1st months rent excluding).

We offer various services such as Tenant Find Only, Rent Collection and
Management Services and have full terms and conditions which are issued to
each landlord. These terms are available on request. We also have in-house
solicitors, PJE Solicitors, who are on hand to advise us and our clients if
the need arises.

Landlord Fees
We charge between 50% and 75% of the gross amount of the rent for TENANT FIND ONLY and depends on area, client and type of property. The minimum fee is £300.00 plus VAT (£360.00 inclusive)
Our management fees are 10% of the normal monthly payment. Discounted managment fees are available for those with more than one property under management to us and can reach as low as 5%;
One Property - 10%
Two Properties - 9% on each
Three Properties - 8% on each one
Four Properties - 7% on each one
Five Properties - 6% on each one
Six or More Properties 5% on each
Renewal fees are half the tenant find fee.
All fees are subject to VAT at the prevailing rate currently 20%.

Landlord Property Statements
As an added feature to all our landlords, we now have the monthly statements
available online. This means, no longer do you have to wait for the
statements to be posted/emailed to you, you can access them 24/7, seven days
a week.

Tenancy Agreements
Our contracts have legal backing and have been produced by a legal team along with all our standard letters for property management.
Deposit Protection
All tenancy deposits are registered and protected in a tenancy deposit scheme by the agency or transferred to the landlord upon proof of deposit scheme.
Utility Management
We will write to the utility suppliers for Tenant Find and Management landlords with meter readings whenever possible and also to the local authority to ensure correct management of bills.
Rental of Parking Spaces
We can offer for rent parking spaces by license for landlords whether they are added to an apartment or rented out on their own. The costs of this is £60.00 plus VAT for the contract only if rented out with an apartment or £100.00 plus VAT if rented out on it's own.
Guaranteed Rent Collection Service
For those landlords wanting to guarantee their monthly rent and want to protect against costs of eviction of tenants, this is a hassle free way of doing things. In the current economic climate, we will recommend this option to all landlords. The costs of this service is 3.5% of the monthly rent in addition to the management fees.
Help with Other Agencies
We often get asked to help out or assist landlords that have queries with properties that are self managed or are managed through other estate/letting agencies. Unfortunately we are not able to assist unless we are formally instructed to do so, this would mean a transfer of management instructions to ourselves. You will need to sign our document called TAR450 which formally sets out our terms and conditions regarding transferring management to us. We will then be able to act on your behalf and deal with any queries you have. Please see the below FAQs.

I am currently with another letting agency and wish to use your services, how do I go about transferring to you?
Please complete document TAR450 and return to us. If you have copies of any documents, please email or drop these into us. We can then write to the previous agency notifying them of instruction, write to the tenant and give them our bank details for future payment and carry out an initial inspection so that we are familar with the property. Documents which are handy include a copy of the tenancy agreement, copy of the paperwork relating to the tenancy deposit (bond), copy of an inventory and details of the tenant.
Please note: you will need to review the terms and conditions you signed with the other agency (if any) in order to check for any notice periods, withdrawal fees etc, the terms of the existing agency must be considered prior to instructing ourselves.
My tenant is wanting the bond back and it has not been released, why?
If we have registered the tenancy deposit, the tenant will need to sign into the DPS website at www.depositprotection.com and request it back or come and see us at our offices where we can assist in the transfer back. Various items of information is required such as a forwarding address, DPS repayment ID number and bank details.
My tenant informs me that the bond has not been returned dispite requesting it back numerous times, why?
Are you sure we are your letting agency? If not, you can complete form TAR450 and transfer to ourselves. We can then assist in your ex-tenant in obtaining a refund of the tenancy deposit bond. We cannot help unless we are formally instructed to do so.
How do obtain copies of past landlord statements?
You can access the statement section of our website above. If you do not have your password please let us know and we will email a new one to the registered email address. All statement are available 24/7 on this facility, paper copies are also available on request.
Do you mark up on maintenance charges from contractors?
We do not mark up on any maintenance jobs. A copy of the contractor invoice will be produced and emailed to you.
What if I wish to complain about another agency?
For any complaints we recommend contacting the agency in the first instance and ask for a copy of their complaints procedure. If you are not satisfied with the result then you may be able to take your complaint to The Property Ombudsman Scheme (www.tpos.co.uk) if they are a member. Or you can contact the local Trading Standards Office.
What if I wish to complain about your agency?
For any complaints we recommend contacting us in the first instance and we will address your complaint within 7 days. We will also issue you with a copy of our complaints procedure. Our Director, will oversee and handle all complaints. We strive to offer the very best service at all times in order to avoid any lapses in service.
